The LP panel asks questions like:

  • Can you walk us through the priority and return of capital as a result of refinance? Once 100% of capital is returned how are profits distributed to LPs and how do splits work moving forward? 
  • The PPM states that the fund may buy properties from a prior fund so long as the transaction is done at “arms length”? Can you describe what “arms length” means and whether that could present a conflict of interest? 
  • How do you balance the excitement that we may be at the market bottom and it may be a great time to buy with making sure you’re buying the right deals?

About the Deal 

From SCI: Our latest Mobile Home Park acquisition target is American Presidential Estates, an institutional-quality 4.5 star manufactured home community with 503 sites near Ann Arbor, MI. It’s currently at 85% occupancy, compared to the local market average of 94%, indicating strong demand and potential for revenue growth. This asset has never been traded, having been owned by the family that developed it for decades. The appraisal shows a $20M increase in equity within three years; the asset will cashflow from Day 1.
